 Summary  of  the  role  of  the  Contract  Administrator ​​

The role of Contract Administrator does not
technically commence until a building contract is in
place between the employer and the contractor;
however, in practice the responsibilities of the CA
will have commenced before the building contract
exists. 

There may be an implied requirement for the
CA to perform pre-contract services, which will be
covered by a formal or informal arrangement with
the employer. These often include activities such as
the selection of the method of procurement,
calculation of liquidated damages and deciding on
the type of building contract.

The CA becomes responsible for a series of
services following commencement of the building
contract, which are reviewed further in this
guidance note.

The key CA tasks required under the standard
forms of building contract will generally include:
  • chairing meetings
  • periodically inspecting the works
  • giving instructions, including variation or change orders
  • determining any applications for extensions of time by the contractor
  • authorising interim payments to the contractor
  • certifying the date of completion
  • settling the adjusted contract sum (final account).
